Our Services Traditional Appraisal Reports FNMA 1004 Single-Family Residential This is the standard form for single-family residences. Appraisal includes internal and external inspection with a minimum of three comparable sales. FNMA 1073 Condominium This is the standard form for condominium units. Appraisal includes internal and external inspection with a minimum of three comparable sales. FNMA 2055 Exterior Single-Family This report is an exterior only inspection of the subject property. Report includes a picture of the subject from the street, street photo, map, and comparables. FNMA 1075 Exterior Condominium This report is an exterior only inspection of a condominium. Report includes a picture of the subject from the street, street photo, map, and comparables. Form 2075 Drive-By Also known as a drive-by appraisal this report does not give a final reconciliation of value. This report is used to verify condition and marketability of the subject. Form 2070 Drive-By Like the 2075 this report does not give a value but includes a street and front subject picture. FNMA 1004D Update/Final Inspection This form provides an update to the client regarding the completion of the subject or an accurate update of a prior appraisal. FNMA 1004C Manufactured Home This is the standard form for manufactured homes. Appraisal includes internal and external inspection with a minimum of three comparable sales. FNMA 1025 Two to Four Unit Residential Income Property This is the standard form for income producing properties including duplexes, triplexes, and quadruplexes. The report is similar to a FNMA 1004. FNMA 2000A Field Review Two to Four Units Like the FNMA 2000 report except this form is specialized for income producing properties including duplexes, triplexes, and quadruplexes. FNMA 2006 Desk Review This report is used for quality control purposes. No drive-by of the subject or comparables is required. If review appraiser does not agree with value, new comparables are added and a new opinion of value is given. |
